Radon Testing
We are a licensed radon measurement Provider for the state of MN.
Radon tests can be ordered with your home inspection. We take care of scheduling. Fee: $215.
Approximately one out of three homes in Minnesota have elevated levels of radon gas. According to the EPA, long-term exposure to high levels of radon is the second leading cause of lung cancer, next to smoking.
We recommend that radon levels be tested at all homes - unless a radon mitigation system has been installed, or if a test was recently performed by a licensed testing company.
The good news is that almost all homes can be mitigated - and can reduce radon levels to near zero. The average cost of mitigation is approximately $1700.
Sewer Pipe Scoping
Sewer pipe scoping can be ordered with your home inspection. We recommend this service for most homes. We use our preferred subcontractor for this and will schedule this appointment for you so that the sewer scope takes place at the same time as the inspection. Fee is $195.
Over time, sewer pipe joints can separate, cracks can develop, and tree roots can grow into the pipe - causing clogs or backups. Sewer pipe repairs can cost thousands of dollars, so we recommend this service for all homes (particularly 1980's and older homes).
11 Month / Warranty Inspection
New construction homes should be inspected before the one-year warranty expires. We can identify any errors made by the builder so that you can have the items remedied before you become responsible for the repair expense. These inspections have prevented many small mistakes from becoming large liabilities.
Fees vary by size of home and location.
Average fees: $385 - $425

4-Point / Insurance Inspection
Required by some homeowners' insurance companies. These are snapshot inspections for insurance companies to help them decide whether to insure your home.
A 4-point inspection is focused on four main systems in a home:

Roof – age, condition, and signs of leaks or damage.

Electrical – type of wiring, panel condition, and safety hazards.
-
Plumbing – supply and drain lines, water heater, and any visible leaks.

HVAC – heating and cooling equipment type, age, and operation.
Infrared Scanning
This service is FREE with every home inspection!
Thermal/infrared scanning has literally changed the way homes are inspected. We have been using this technology during our home inspections since 2004 - and we simply will not perform an inspection without infrared. This technology allows us to find plumbing leaks, roof leaks, missing insulation, and several other potential issues. There is absolutely no charge for this service. Truth-in-Housing Inspection (TISH)
The cities listed below require homes to be inspected by a licensed TISH evaluator before they are offered for sale. These evaluations typically take less than an hour to perform.

Investors Inspection
A common choice for experienced investors or buyers of distressed homes. Starting at $315.
An abbreviated inspection that focuses on all major systems/components, including but not limited to:

Safety hazards and structural concerns.

Leaks and obvious plumbing issues.

Overall condition of the roof, attic spaces, electrical system, HVAC system, etc.
