Kick-Out Flashing

"Kick-out flashing" was not installed at one location (left side of home). Kick-out flashing is designed to redirect the water that drains off of the roof away from the wall below it. The concern is that the constant flow of water that drains off of the roof will drain behind the wall claddings at these locations - causing wetness inside the wall structure.
There is high potential for concealed water damage to the wall structure below this area. The need for repairs should be anticipated below this location.
"Kick-out flashing" was not installed at two locations (back side of garage - and at awning above the deck door at the right side of home). Kick-out flashing redirects the water that drains off of the roof - away from the wall below it. When kick-out flashing is not installed, the concern is that some amount of water that drains off of the roof will drain behind the wall claddings at these locations - causing wetness inside the wall structure.
Some amount of water intrusion has occurred below these locations, which means that there is some potential for concealed water damage to the wall structure - below these areas. The need for repairs should be anticipated.
Minimally, kick-out flashings should be installed (these should have been installed during the last re-roofing).
There are many other possible items, but this list makes up most of the ‘big’ items that get identified during home inspections.
