Large Home Inspection Fees
More than 5000 total square feet

If you are purchasing a large home (more than 5000 square feet), Suburban Home Inspections encourages you to use our “Two-Inspector Option”. This approach is unique in the industry, and there are many reasons why we encourage it. Primarily, this greatly reduces the limitations that a large home can present to one set of eyes. Additionally, some mechanical and plumbing systems in large homes simply require more than one person for a proper evaluation. Two inspectors can also cut the time spent on site in half, which is significant when dealing with large homes.

Ultimately, two inspectors are always better than one, but we feel that it is not necessary until you reach 5000 square feet. The cost for this service is less than you might think and this is simply due to the reduced amount of time that we will spend at the property.

For example: A recent inspection of a 1940’s built, 6500 sq. ft. home in St Paul required two inspectors 5 ½ hours of time on site. The total cost was $825.00. Compare this to a competitor’s – one inspector fee and you will not see much of a price difference. Yet the quality of your inspection will be significantly higher.
